Step off the decking, follow the path through the dunes and there it is: wet sand shining as the water drops, surfers waiting for the next set and salt on the breeze. That short walk is the whole point of a beach lodge in Cornwall. You’re in the water before the day trippers have parked, then back on your own deck with a cup of tea as the light changes over the ocean.
Only a handful of Cornish lodge parks sit within a few minutes of the sand. We’ve picked eight from our own listings of self catering accommodation, across the surf spots of the north coast, the sheltered coves of the south and the Lizard. If you’ve been searching for beach lodges Cornwall families rebook year after year, this is the shortlist.

Where are the best beach lodges Cornwall has to offer?
It depends which side of Cornwall you want. The north coast faces the Atlantic, with big surf, long golden beaches and sunsets over the water. The south coast is gentler, with calmer water, fishing harbours and coves that suit small children. The Lizard, at the far south west, is wilder and quieter than both.
Here’s how the eight parks compare. Click a column to sort it, or filter by hot tubs and pets.
| Lodge park | Nearest beach town | Drive (mins) | Sleeps | Hot tubs | Pets |
|---|---|---|---|---|---|
| Gwel an Mor | Portreath | 3 | 8 | Yes | Yes |
| St Agnes Holiday Park | St Agnes | 3 | 6 | Yes | Yes |
| Leycroft Valley | Perranporth | 1 | 10 | Yes | Yes |

| Tregoad Park | Looe | 7 | 18 | Yes | Yes |
| Sun Valley | Pentewan | 3 | 6 | Yes | Yes |

Every one of them takes dogs, and five add an indoor swimming pool for the days when the waves are too rough. Some mix lodges with static caravans and cottages, so check the accommodation type and bedroom layout when you book.

North coast lodges by the sea: surf, sand and sunsets
Five of our parks line the Atlantic side of Cornwall, between Portreath and Bude near the Devon border. This is surfing country, with the South West Coast Path running along the clifftops. Lifeguards patrol the busiest stretches of sand from early May, and Blue Flag and Seaside Award flags fly over several of them in 2026.
Gwel an Mor, Portreath
Driving distance: About 3 mins (0.9 miles) from Portreath | Sleeps: Up to 8 | Hot tubs: Yes | Pet friendly: Yes

What to expect: Gwel an Mor sits on the cliffs above the old fishing village of Portreath, and its name means “sea view” in Cornish. Down in the village, the sandy beach fills with kayaks and surfboards in the warmer months.
Who will love it? Families with children of mixed ages. Toddlers and teenagers both get their turn in Basecamp, the indoor activity centre with soft play, climbing walls and a café.
Anything onsite? An indoor swimming pool, fishing and hot tub lodges sleeping up to eight. It’s one of the best holiday parks in Cornwall for activities on a wet day.
St Agnes Holiday Park, St Agnes
Driving distance: About 3 mins (2 miles) from St Agnes | Sleeps: Up to 6 | Hot tubs: Yes | Pet friendly: Yes

What to expect: A small, peaceful holiday park with just 20 holiday homes to let and no clubhouse. Every one has its own private hot tub. It holds VisitEngland Five Star Gold and AA Five Pennant Gold ratings, plus a ROSE Award and a TripAdvisor People’s Choice Award for 2026.
Who will love it? Couples who’d rather have a luxury short break than a kids’ club.
What’s nearby? Chapel Porth, the National Trust beach below the ruined Wheal Coates engine house. Its café is famous for the hedgehog: vanilla ice cream topped with clotted cream and rolled in roasted hazelnuts.
Leycroft Valley, Perranporth
Driving distance: About 1 min (0.5 miles) from Perranporth | Sleeps: Up to 10 | Hot tubs: Yes | Pet friendly: Yes

What to expect: Seven acres of woodland just outside Perranporth, with outdoor hot tubs and room for up to ten.
Who will love it? Surfers, dog owners and groups of friends. Perranporth is a three-mile belt of golden sand when the water’s out, with surf hire, lessons and the Penhale dunes to explore. Dogs are welcome all year, though in July and August they need a short lead between the promenade and the Flat Rocks steps from 9am to 5pm.
What’s nearby? The Watering Hole, a bar right on the sand, and the tidal pool in Chapel Rock, a calmer spot for younger swimmers.
Bossiney Bay, Tintagel
Driving distance: About 3 mins (0.9 miles) from Tintagel | Sleeps: Up to 6 | Hot tubs: Yes | Pet friendly: Yes

What to expect: A small holiday park five minutes from Tintagel and the legend of King Arthur, inside an Area of Outstanding Natural Beauty.
The cove below is the reward. You reach Bossiney Cove on a footpath across farmland and a steep flight of steps, and its sand only shows as the water drops, when it joins up with Benoath Cove. Dogs are allowed all year. It isn’t lifeguarded, so swim only on calm days.
Who will love it? Couples and walking fans. For more choice in this corner of Cornwall, see our guide to lodges near Tintagel.
Bude Coastal Resort, Bude
Driving distance: About 9 mins (2.3 miles) from Bude | Sleeps: Up to 6 | Hot tubs: Yes | Pet friendly: Yes

What to expect: A 45-acre resort of cottages and lodges among lawns, fuchsias and lavender, a leisurely stroll from the shore. The facilities include a swimming pool, an indoor hot tub, a fitness suite, a café bar and spa treatments.
What’s nearby? Summerleaze and Crooklets, two Blue Flag beaches for 2026, with Widemouth just down the coast. Behind Summerleaze is Bude Sea Pool, a tidal pool about 90 metres long, built into the rocks in 1930. It’s free to swim in!
South coast and Lizard lodges in Cornwall near the beach
Cross to the Channel side and the mood changes. The water’s calmer, the sandy bays are smaller and there’s always a harbour with a crab sandwich nearby. If your children are still at the bucket and spade stage, this side of Cornwall is easier going.
Tregoad Park, Looe
Driving distance: About 7 mins (2.3 miles) from Looe | Sleeps: Up to 18 | Hot tubs: Yes | Pet friendly: Yes

What to expect: A five-star holiday park in peaceful woodland near Looe, with views towards Millendreath Bay. There’s an indoor heated pool that opened in 2025, a sauna, a steam room and an outdoor play area.
Who will love it? Big families and groups. The largest stays sleep up to 18, which is rare on the Cornish coast.
What’s nearby? Millendreath Beach, a south-facing sandy cove whose seagrass beds are home to native seahorses. Dogs are welcome all day from October to March, and before 9am or after 6pm from April to September.
Sun Valley, Pentewan
Driving distance: About 3 mins (1.3 miles) from Pentewan | Sleeps: Up to 6 | Hot tubs: Yes | Pet friendly: Yes

What to expect: Twenty acres of sloping parkland in the Pentewan Valley, less than a mile from Pentewan beach, with an indoor pool and hot tubs.
Who will love it? Families who want a beach morning and a big day out in the same break. The Lost Gardens of Heligan and the Eden Project are both close. Our guide to lodges near Charlestown covers more of this bay.
Sea Acres, Kennack Sands
Driving distance: About 1 min (0.4 miles) from Kennack Sands | Sleeps: Up to 8 | Hot tubs: No | Pet friendly: Yes

What to expect: Our only park on the Lizard, the most southerly part of mainland Britain. It has a heated indoor pool and a restaurant, Breaker’s Bistro, for family meals.
Who will love it? Dog owners above all. Kennack is two sheltered beaches split by rock pools, and on Kennack East dogs can run free all year, even in August.
Can you take dogs on Cornish beaches in summer?
Yes, but not everywhere. Cornwall Council’s dog order keeps dogs off around 46 beaches between 10am and 6pm, mostly from 1 July to 31 August. On Blue Flag and Seaside Award beaches it runs from mid May to 30 September. The order was up for renewal for 2026 to 2028, so check the council’s list before you go.

Lifeguards, tides and staying safe
Swim between the flags
The RNLI marks 25 years of its lifeguard service in 2026. Daily patrols started on 2 May at Cornish beaches including Perranporth, Chapel Porth, Porthtowan, Widemouth and Summerleaze. Swim between the red and yellow flags, and if there are no flags, think twice.
Time your day with the tide
Coves like Bossiney and Chapel Porth almost vanish at high water. Check the tide times and arrive as the water drops, for the most sand and the best rock pools.
When is the best time for a beach lodge break?
Spring
Easter and May bank holidays are the first busy weekends, with lodge prices well below August.
Summer
School holidays fill the car parks by 10am, so a lodge within walking distance of the sand really earns its keep.
Autumn
September is the local secret. The water’s at its warmest, the crowds have gone and most dog bans have lifted.
Winter
From November, it’s storm watching from a hot tub.
Booking with friends? A bigger lodge works out cheaper per head than you’d think.
