Would I recommend Holly Tree Lodges? Yes, but with caveats.The location is amazing, feeling rural and quiet but being so close to York it felt like the best of both worlds.The lodge it's self was really nice and clean but starting to show a bit of wear and tear. The kitchen area could have a little more storage space for food, 1 shelf in a cupboard and the fridge really isn't enough. We managed by keeping our items on the work surface, not Ideal. However, the master bedroom achieved the infamous distinction of having the worst, most uncomfortable bed, we had ever slept in. The mattress was horrendous and the frame made a cacophony of squeaks and creaks every time you moved. Luckily we had decent weather on our visit but, again in the master bedroom, there was no option for ventilation other than having the patio doors open. This was something we were not very comfortable in doing while we slept. So, a combination of the worst bed ai have ever slept in ( I have slept on the floor in the past and been more comfortable) and the oppressive heat in the bedroom meant 3 nights of really poor sleep. We did not come away feeling rested as we had hoped.Also, of note, if you are travelling with children or others who were to use the second bedroom, there is no storage space apart from hooks on the wall. Didn't cause us as a couple problems but I imagine it could cause issues.Would I stay again? Possibly, but it definitely wouldn't be in the summer and I would have to really think twice if the convenient location and nice surroundings outweighed the horrendous sleeping experience we had.

This is our second stay at holly tree, this time we stayed in lodge 4.Positives first, lodge is lovely very clean, hot tub and sauna brilliant as good and as clean as you could hope for. The site is well looked after and am sorry I didnt get his name, but the maintenance/gardener/bird feeder man who came each day, does an amazing job, keeping the surrounds tidy and looked after.Negatives, not many and maybe being picky but just want to be honest. Lodge has two, two seater settees one of which is a recliner, both recliners where broke and furniture very tired, dinining table was a small round one. There is room for a bigger rectangle table which would be better. Very basic kitchen utensils, no bread knife and silly bits like that. Double mattress not the best, but two singles are good.Overall excellent place to stay but hope owners invest back in to the tired areas as it wont be long before people dont book again which would be a shame

Fantastic stay. Private and nice to be on the lake. Plenty space for parking and private gates to the site gives you peace of mind. Friendly warden that patrols the site on set times. Fantastic walk to the local village with Fish and Chip shop and also a brewery warehouse with bar and street food vendor.

It is hard to find holiday accommodation that suits a full time wheelchair user and requires a hoist (we brought our own). This was excellent, a large wet room that fits hoist and wheelchair in, space in the bedroom (with a little reconfigure of the furniture), wooden floors for easy movement of the hoist. As an added bonus there are 2 pubs within walking distance accessible by wheelchair Handley Tap and the Derwent arms. Great little break with trips to the centre of York and castle Howard.

We had a lovely stay! The lodge was spotless and well-equipped, with everything we could possibly need. Having supplies like milk, tea, coffee and sugar ready was really convenient. The covered veranda and hot tub were perfect for relaxing outdoors, especially with the sauna being a nice surprise. For four adults, it felt a bit cosy - maybe a bit more space would have been ideal, but for a couple or small family, its just right. The info folder was handy too, making everything straightforward during our stay. Overall, a really pleasant experience that wed happily repeat!

We really appreciated the wet room, especially since I cant walk and couldnt get to a raised shower tray. The external ramp was straightforward and inside there was plenty of space for my wheelchair. It made for a lovely, relaxing little break!

We had a great stay at the lodge! It was spotless and the hot tub was all set when we arrived, though we were told it might take a bit to warm up. Loved that there were basics like tea, coffee, sugar and milk waiting for us - really thoughtful. The rooms felt super cosy and the blackout blinds made it easy to sleep in. Evenings were fun with the games provided and relaxing in the hot tub was the perfect way to wind down. The only thing was, drying the towels was a bit tricky, but overall, really enjoyed our stay!

We really enjoyed our stay here. The place was spotless, comfy and clearly looked after. The peaceful setting with lovely scenery made it even better. Its perfect if youre bringing dogs because there are lots of walking trails nearby. Plus, its not far from York city centre, so you can easily explore. We had a really chilled weekend here and the lodge was spotless and cosy. The location is just perfect, surrounded by nice scenery - made the whole stay even better. The beds were super comfy, though a bit on the small side, but still fine for us. We loved that check-in was fuss-free with just key codes, no need to queue or wait around. Only thing was the shower, its a bit underpowered and took ages to rinse off, but overall, a lovely break!

We stayed in a lovely, spotless lodge that had everything we needed. Its clear they put effort into keeping it clean and well-stocked. As dog owners, we appreciated how there was no sign of previous furry guests. Only thing wed suggest is adding a secure area for dogs to run freely. Would definitely come back!

We recently stayed here over the Easter break and honestly, it was a pretty lovely experience. Checking in was a breeze - we got an email two days beforeh and with all the details, including the key code for the lodge and instructions for the sauna and hot tub, plus an emergency contact if needed. The little booklet they provided with info on nearby pubs, takeaways, shops and bus stops was really helpful. The lodge itself was spotless and looked well cared for, which made us feel comfortable straight away. There are only a few lodges around, which keeps the whole place quiet and peaceful, perfect for relaxing. We loved that its only about half an hour by bus to York, so its easy to visit the city without staying right in the hustle and bustle. The hot tub was definitely the highlight for us - it was perfect and we spent quite a bit of time unwinding in it. The sauna was a bonus too and we made good use of it. The towels were provided and having tea, coffee and sugar ready in the lodge was a nice touch. We did notice that after a few days, the hot tub started to look a bit grimy, which was a bit disappointing, but overall it was fine. The lodge had plenty of toilet paper and hand soap, so no issues there. We also had fun with the games - cards Against Humanity and a pub quiz, which kept us entertained. Only small thing - the knives in the kitchen could do with sharpening, as they were quite tough to cut with. All in all, we had a great stay and wouldnt hesitate to recommend this place. Were already thinking about coming back. If you dont drive, its still easy to get here thanks to good transport links. Also, the Derwent Arms just a 10-minute walk away is a cracking pub and dogs are welcome in the main area, which is handy if youre bringing your furry friend. We definitely enjoyed our time here and will be back soon!
